Deduct any costs that you will have to contend with such as repairs, holding costs, insurance, taxes and loan repayments. Liens and judgments over the property will also have to be paid, and fortunately the investor is often able to negotiate discounts with lien holders. This method of investing is a great deal more complex than buying real estate that has already been foreclosed upon, but the rewards are better, even though the risk is higher.

The other method of buying real estate foreclosures is Real Estate Owned properties, these are already owned by the bank and though there are smaller profit margins and discounts, bargains can be found.
